PCM Pomeroy Construction & Maintenance Ltd. offers

building envelope maintenance services to the residential

and commercial markets.

 

Our primary goal is to provide a basic standard of

maintenance and inspection services to guard against

premature building envelope failure. Our secondary focus is

to provide cleaning and maintenance services to keep the

building looking clean, tidy and presentable. Although

cleaning the exterior cladding, windows/sliding doors, and

decks is for cosmetic reasons, it will enhance presentation

and ensure maximum value for the building.

 

 

Maintenance and Inspection Services

 

PCM Pomeroy Construction & Maintenance  has developed programs of periodic inspections and maintenance in response to the need to maintain both existing and remediated building envelopes.  Regardless of what work has been done in the past, a maintenance plan is necessary to ensure the building envelope continues to perform its intended function for years to come.  Our maintenance program brings the building up to a maintainable standard and then provides an ongoing system of checks, to ensure any concerns are discovered and addressed in a timely manner.

 

PCM Pomeroy Construction & Maintenance was one of the first companies to offer construction services to the leaky condo market.  We have completed numerous projects of all size and description, from single family homes, to multi-family wood frame condominiums, to high-rise; from target repairs to complete building envelopes.  Our employee's experience and dedication has established us as a leader in the construction and remediation industries. Our commitment to quality, integrity and value is instilled in all of our employees and is evident in our professional approach to completing all of our projects.  Our staff have developed a friendly, sensitive and thoughtful approach to completing projects in working buildings.

 

PCM Pomeroy Construction & Maintenance draws on PCM's knowledge and experience and uses it to evaluate and maintain building envelopes. All of our inspectors are specifically trained in the proper function of building envelopes and have a minimum of five years experience servicing building envelopes.

 

In addition to providing inspection and maintenance services, we can develop job specific maintenance  manuals, material service and replacement schedules,  and cost budgeting.  If the owner's already have a suitable maintenance program in place, we are happy to use it as a basis of our service cost quotation.  Based on the scope, nature and timing of service required, we will provide an estimate of  annual cost.

 

 

 

Cleaning Programs  

 

PCM Pomeroy Construction & Maintenance offers a variety of cleaning programs to suite the owner's requirements. Our cleaning programs are tailored to specific needs, but generally they include provision for the following:  

 

 

 

 

  • light power washing of wall cladding, balcony, roof, patio and concrete surfaces

  • cleaning of gutters and down pipes

  • cleaning of deck, patio and roof drains

 

 

Cleaning programs are usually performed annually with some items on a biannual basis.

 

 

Other Services

 

PCM Pomeroy Construction & Maintenance offers many other building envelope and exterior maintenance services. These may include the following:

 

  • replace / repair roofing and waterproof membranes

  • replace existing caulking and sealants

  • repair / replace siding, trim boards and soffits

  • clean, prepare surfaces and repaint

  • clean and seal pavers and other concrete surfaces

  • replace glazing in damaged or defective windows, skylights and guard railings

  • service and re-seal skylights

  • adjust moving parts on windows, sliding doors, and swing doors

  • replace weather stripping to doors

  • supply and install windows and door screens

  • tighten guard railing attachments

  • service light fixtures and replace light bulbs in difficult to reach locations

  • close up holes and prevent birds and rodents from nesting in the building

  • excavate and install French drains in landscape areas to direct water away from the building and / or prevent water from splashing onto wall cladding

  • complete construction and remediation services through our sister company PCM

 

 

Frequency

 

All cleaning programs are subject to the buildings individual needs and can be adjusted as requirements change.
