PCM has a fleet of vehicles dispatched daily all over the lower mainland and we are available to respond to service calls. Service work is charged out on an hourly basis.

Please note that PCM does not offer emergency response, nor do we have an after hours business number. Generally, when building envelope deficiencies or signs of water ingress are discovered, they have been occurring for a significant period of time. Accordingly, we do not operate an immediate dispatch centre. PCM endeavors to respond to service call outs as quickly as possible on an as received basis.

Preventative Maintenance

Costs associated with preventative building envelope maintenance depend upon both the size and condition of your home or building. Our standard program includes three visits to your home or building every year and includes:

  • Building Envelope Inspection
  • Moisture Assessment
  • Scheduled Maintenance
  • Quality Remediation/Repair Services
  • Customized Maintenance Manual
  • Gutters, roof, and balcony drains are cleaned on every visit.

Remediation & Repairs

No matter what the building type or size, PCM develops complete repair strategies and prioritizes the work unique to every client. Depending on the home or buildings needs, the work may be completed all at once or over a period of time in a phased approach.

Fees are developed based on the following repair process:

  • Investigation - identify damages and extent of required repairs
  • Scope of work, design drawings, and preliminary budget
  • Contract, tendering, and budget revision
  • Construction and repairs
  • Completion - warranties, ongoing maintenance, and renewals program

The majority of PCM's projects come together this way and are completed using modified Construction Management or Time and Material Contracts. Costs are presented in an open book format and PCM simply charges the client a management fee in addition to the labour, material, and subcontractor costs.

The Owner, PCM, and other consulting professionals make up the construction team. This approach provides the ability to fast track the project, the flexibility to provide options, budget costs, and make changes as the project progresses. PCM also provides design and drafting services to assist in timely changes to the scope of work. Owners can utilize PCM's experience and expertise by having us involved early in the project to provide cost budgeting and options. This usually results in a reduction of overall project costs.
